Somers' Custom-Home Construction Is Steady

SOMERS, N.Y. – The number of new custom houses built in Somers annually has remained at a consistent six or seven for some time, reported Somers Building Inspector Efrem Citarella.

“The Mews at Baldwin Place was a big project last year,” he continued, “and of course the new St. Joseph’s Church is a big project.” The Mews is an affordable-housing project on Route 6. St. Joseph’s is adjacent to Kennedy Catholic High School and will replace the small St. Joseph’s Church in Croton Falls.

“The Boniello Development group has been busy, building two new homes on Country Hollow and one on Pines Bridge Road,” Citarella continued. There are two individual owners in the Mayflower area and another one at Meadow Ridge off Windsor Road. “They’re all custom-built homes, though. Nobody is building spec houses right now.”

The new houses average about 4,000 square feet in size, with four bedrooms. “You can’t pay $350,000 for property and then put a little ranch house on it,” Citarella said.

“Permits for alterations, renovations and small additions have been pretty steady,” he added. “In fact, I’ve had some alterations that are well over $200,000 or $300,000. When people buy a home, they usually like to put in new kitchens and new bathrooms.

“I’ve gotten a lot of requests for plumbing permits and a lot for propane tanks for generators. Because of last year’s storms, a lot of people are adding them.”

Last year’s October snowstorm, coming just weeks after the power outages caused by Hurricane Irene, left about a third of the town without electricity.
