Somers Real Estate Market Is On The Uptick

SOMERS, N.Y. – The housing market in Somers is experiencing an uptick, says broker Joan Mancini of Mancini Realty . "There are more buyers, and sellers are more reasonable and realistic. Interest rates are low. It's the perfect time to purchase."

Right now 113 single-family homes are on the market, which is about average. So far this year, 70 single-family homes have been sold, compared to 47 last year at this time.

"Last year 95 single-family homes were sold altogether," Mancini said. "The lowest was $151,849. The highest was $1,160,000. This year, the lowest house so far has gone for $185,000 and the highest has been $1,350,000."

People are moving into the community for the usual variety of reasons, Mancini said.

"They're downsizing or upsizing," Mancini said. "Some are coming from lower Westchester and even from the city. I just sold a house on Benjamin Green to a family from the city. They chose Somers because the commute to Manhattan is easy and the taxes are reasonable."

Condos at Heritage Hills have seen a lot of successful turnover this year. Since January, 73 units have sold, ranging in price from $185,000 to $692,000. Sixteen more units are in contract. That compares to 85 sales for the entire year of 2011. There are currently 37 condos actively on the market.

"That's amazing," Mancini said. "It's the lowest inventory in a very long time."

She continued, "The market started to shift last summer. We've seen a lot of qualified buyers who've been waiting for prices to come down. The baby boomers are beginning to downsize. If the interest rates hold, we should finish up well."

Mancini describes Mancini Realty as "a small agency in a great community." She and her husband, Rick, have been in the building and real estate business for more than 16 years. The agency made the news recently by footing the $500 fee on behalf of the production company filming "A Birder's Guide to Everything" in Somers.

"We're glad they came, even for only two days," Mancini said. "It was good for Somers, and we love to give back to the community."
