SOMERS, N.Y. -- A piece of Somers history, "The Barn at Granite Springs," a former landholding of the prominent Otto Koegel, has been listed for sale. Koegel was one of Somers’ early settlers, and the family’s lineage runs deep. One of his descendants was even the Somers’ historian and one presently resides in the home.
The home is a converted barn and includes six bedrooms, four baths and 1.99 acres. The address is 5 Granite Springs Road, Granite Springs, and is listed for $950,000 with Cindy Haas of William Raveis.
The home is currently owned by Katie and Ron Weyhrauch. Katie’s father, John, converted the barn to a guesthouse. The barn eventually grew into the structure it is today, with an ADA approved in-law apartment.
“Katie grew up in the farmhouse next door and played in the barn as a young girl,’’ Haas said. “She was married and raised a family in Pennsylvania. The marriage ended in divorce and she returned to New York. She met Ron Weyhrauch, the owner of the barn, and fell in love. They married and reside in the home they both love together. The history continues.”
The original structure of the current house was built in the 1780s. It was turned into a guest house in 1964.
“When the barns were built in the 1700s, they were not registered as regular structures,’’ Haas said. “The house is listed as being built in 1964, which is when it was converted to a guest house. There have been a lot of quality improvements to the property retaining the integrity and character throughout since then.”
A spacious entry leads to a renovated kitchen with granite countertops and stainless steel appliances. It opens to a living area with dining area and living room, large windows and a floor to ceiling fireplace. “The hardwood was cut around the existing beams,’’ Haas said. “Every detail was considered.”
A staircase leads through the silo and leads to two barn bedrooms and a full bath. An open loft on the other side looks down into the barn and is accessed by a spiral staircase.
A new addition in 2003 doubled the space of the original structure, adding a family room, three bedrooms, full bath and mother-in-law suite with separate entrance.
“There are a lot of living options for whom this would be perfect,’’ Haas said. “It’s great for either a parent or parents who are living with a family. It’s large enough for two families, or for a family that has an au pair/nanny.”
Haas said there is a pre-approved pool site. “It’s near a former chicken coop, which make a great pool cabana,’’ Haas said.
Haas feels the home’s charm, history and unique layout will appeal to special buyer. “It’s not your typical 4-bedroom center hall Colonial,’’ she said. “It's perfect for someone seeking a home like no others!"
